Commute direction matters more than people think
Issaquah sits right on I-90. If you work in Seattle or South Bellevue, that’s a real daily difference. Sammamish is up on the plateau, and most routes run north toward Redmond and 520. That’s great for Microsoft and the 520 corridor and frustrating if you’re commuting into Seattle every day. Both cities are roughly 20 to 25 minutes from Bellevue and Redmond depending on the neighborhood, but rush hour changes that fast. Drive it at 8 a.m. before you decide.
Price

Schools: check the address, not the city
This is where people get tripped up. Sammamish is split between two districts. Northern Sammamish feeds Lake Washington School District schools like Eastlake High. Much of southern and central Sammamish, including Klahanie, is in the Issaquah School District and feeds Skyline High. Issaquah itself is Issaquah School District, with Issaquah High and Liberty High. Both districts are strong. Boundaries can change by street, so always confirm the specific address with the district before you write an offer.
What the homes are like
Sammamish has more newer, larger homes and master-planned communities like Klahanie and Trossachs, many with HOA pools, trails and bigger lots. Issaquah has more variety: newer homes in Issaquah Highlands, older character homes near downtown, and hillside homes with views in Talus.
How it feels to live there
Issaquah has a real downtown on Front Street, plus the walkable center of Issaquah Highlands and trails into the Issaquah Alps right from town. Sammamish is quieter and more residential. You’ll drive for most errands, but you get the parks, Lake Sammamish access and more space.
Which one fits you
Choose Sammamish if budget isn’t the main limit, you want a larger lot and a quieter setting, and your commute runs north toward Redmond or 520.
Choose Issaquah if you want walkability, you commute on I-90, or you want strong schools at a lower price point.
